Types of Emergencies
You will need to give someone a key to your home if you get locked out. It costs a minimum of $65.00 to get your door unlocked. This is not the Manchester Housing Authority's responsibility to come into the office on our day off to unlock apartments
Below is the only phone call that should be made to the Housing Authority Staff after hours and on weekends.
Tenants are to place calls for maintenance after hours only if it is an EMERGENCY. Listed below are the types of emergencies:
Types of Emergency Work Orders:
- Gas Leak
- No heat if severe cold is expected
- No A/C if extreme heat is expected
- Exposed Electrical Hazard
- Carbon Monoxide Hazard
- Natural Disaster
Please make sure if there is an emergency in your apartment after hours that you or your household member living in your apartment needs to call for the emergency.
All calls after hours and on weekends that are not an emergency will need to wait until the next working day.
Due to recent calls that were not emergency, this will prevent any tenants from occurring unnecessary service charges. Tenants are to give the Landlord prompt notice of any defects in the plumbing fixture, appliance heating equipment, or any other part of the unit or related facilities. Emergencies are the highest priority source of work. The Manchester Housing Authority will consider a work item to be an emergency if the following occur:
The situation constitutes a serious threat to the life, safety, or health of residents or staff; or the situation will cause serious damage to the property structure or systems if not repaired within twenty-four (24) hours.
Emergency - Immediate response required; the emergency must be abated as soon as possible. The maximum allowable time for abatement is 24 hours. Abatement of an emergency does not mean that repairs must be complete; it means that the cause of the emergency must be removed. Example: If there is a gas leak, turning off the gas service abates the emergency;
These emergencies require Maintenance to be called after hours to make repairs. If routine maintenance is needed they will be responded to the following workday. Thanks for your cooperation. Please keep these new numbers for maintenance:
